The Gap

Vacant property coverage

Most standard property policies have a vacancy clause—if a building is unoccupied for more than 60 days, coverage is reduced or excluded entirely. This catches a lot of investors off guard.

If you buy properties that sit vacant during rehab, between tenants, or while waiting to sell—you need a policy that explicitly covers vacant or renovation properties. We work with markets that specialize in this.
